Before the advent of strip malls, sprawling suburbs and endless freeways. America had cities. There was activity and diversity within city limits, where commercial and residential uses were intertwined, resulting in continuous interaction with neighbors and fellow citizens. Since the exodus to suburban life and the community center shifting from Main Street to the suburban mall, cities have become, in the words of one urban planner, "cities with billions of citizens and no residents." As population density and diversity decreased, local businesses and urban communities dispersed as well. In the past two decades, metropolitan areas have increasingly recognized the need to concentrate resources on the urban renewal of dilapidated areas. Until about a decade ago, "renewal" was the process of razing distressed areas with new development. More recently, the focus of urban renewal has shifted to redeveloping historic and underutilized structures in an effort to stimulate diverse community centers, such as museums, restaurants, shops and apartments. The resurgence of our cities depends on this creative use of our architecture, history and existing infrastructure.
I would like to focus my career efforts on this growing urban redevelopment initiative. There is growing support for these initiatives among city officials and residents, yet these opportunities require business leaders to bring them to fruition. Since my graduation from the University of Notre Dame with a double major in Finance and Spanish, I have developed certain skills that will help me enter and succeed in this arena. For example, at SunTrust Bank, I applied financial analysis techniques to assess the growth potential of bank customers as well as their ability to service the different levels of debt. Several transactions, which I underwrote, pertained to real estate properties and piqued my interest in development. Likewise, as a process risk consultant at Arthur Andersen I have had the opportunity to assess business processes for a variety of clients, analyzing process flows forefficiency, effectiveness, and control breakdowns, as well as implementing continuous improvement methodologies. These acquired skills will strengthen my ability to succeed in future entrepreneurial ventures and are particularly well suited to engage the private sector with urban renewal.
However, there are certain pieces missing before I believe I will truly be ready to realize this vision. In the short term, I see myself rounding out my skill set with an MBA and subsequent work experience. Over the long term, my career goal is to dedicate my time and efforts to revitalizing urban areas. Specifically, prior to entering the urban redevelopment industry, I hope to first accomplish the following objectives:
A Goizueta MBA will assist me in obtaining skills needed to become a successful entrepreneur and effective manager. While in the program I would like to focus on a concentration in entrepreneurship. A concentration in this area will not only help me run my own firm in the future but also help me understand the plights and challenges of small businesses which serve as the building blocks of urban growth and renewal. To complement this entrepreneurial training, I will take elective real estate classes.
During and after the MBA program, I hope to gain some practical field experience with a development group that specializes in these types of urban renewal projects. There are certain peculiarities that successful redevelopment groups master, including forming strategic partnerships with investors and local governments and assessing the potential uses and economic viability of underutilized properties. Building my skills with a successful redevelopment firm will allow me to reach out to more communities in need of these renewal efforts. Not coincidentally, Atlanta is a city that has suffered its share of growth pains and has sought to address these issues in a number of ways. Atlanta Underground is but one example of how joint public-private efforts combined to revitalize an historic urban landmark.
Certain attributes I possess will help me realize this personal goal and more importantly, assist in building communities. In my leadership roles, I have shown an ability to build consensus, an essential attribute when dealing with government officials and affected communities. Trust has always been the foundation of my personal and professional relationships. In many instances, when the project path was not as smooth as anticipated, it was that established trust which allowed my team to shift focus on the go. Finally, community development requires a leader with passion and commitment to the cause, unafraid to make decisions and willing to pursue the vision with all available resources.
Too often businesses focus solely on the bottom line, ignoring collateral effects. In the case of urban renewal, there are not only material rewards to be made, but valuable contributions to the community as well. The architecture is preserved; small businesses emerge and thrive; the sense of community is regained; cities are humanized. lt is precisely this combination of a sound business venture with the satisfaction of improving quality of life, which I seek in a future career.
